Conservation Havens LLC™ enables fractional
ownership of a large beautiful Colorado ranch property as a recreational
second home that permanently protects large areas of rural wildlife
habitat. Our vision is to create a worldwide network of privately
owned large-scale wildlife reserves for the long-term conservation
of native wildlife by pooling the second home purchasing power
of conservation-minded buyers. We work in partnership with leading
science-based wildlife conservation groups and endeavor to be
a good neighbor in the communities where our properties reside.
We will have a significant, measurable impact on reducing wildlife
species loss due to loss of habitat and in the process help farmers
and ranchers see the land they value permanently protected.
Each partner will enjoy their Colorado ranch second home, expected
to be about 1,000 acres, for low impact recreation with their
family and friends including: hiking, biking, trail running, rock
climbing, horseback riding, bird watching, camping, nearby fishing,
and wildlife viewing. The property will have an upgraded home
used by partners on a scheduled, exclusive basis. The partners
will permanently protect the property with a conservation easement.
Over the next 10 years we hope to add sister properties to the
network including coastal, forest, prairie and desert throughout
the US in places such as Florida, Alaska, Yellowstone (Montana/
Wyoming) and New Mexico. We plan for each property to include
exchange rights with the others. By purchasing and maintaining
a share of one property you’ll have access to others on
a limited basis.
We increase our conservation impact by favoring properties that
border existing private or public protected areas or critical
migration corridors to connect existing large protected areas.
We work in close partnership with science-based conservation groups
and local land trusts to avoid duplication of efforts and to draw
on their strengths, first-hand knowledge and relationships with
landowners.
Our partners understand this is not a short-term or income investment,
but rather a long-term investment in outdoor family recreation
and to create a permanent personal and family legacy of land and
wildlife conservation. This becomes a long-term family asset that
should appreciate as land values continue to increase. We plan
to allow for the approved sale of a partner’s share after
a certain timeframe.
Our approach offers the advantages of fractional ownership widely
used for resorts, hunting & fishing clubs, vacation home clubs
and airplanes. There is an initial payment to purchase the share
and an annual payment to cover property management. Pricing is
based on property price, location and required improvements. A
partner’s net purchase price should be lowered over time
by the partner’s share of the federal and state tax benefits
for the donation of the conservation easement.
